📈 Top Story: Tanglewood Crossing Fully Leased … But Who’s Moving In?
One of the Roanoke Valley’s most closely watched development projects took a major step forward this week.
According to a recent report, all five storefronts in the first retail phase of Tanglewood Crossing have now been fully leased. The development team says the lineup includes three national restaurant brands and two national retailers that are completely new to the Roanoke market.
While the tenant names remain under wraps for now, the announcement confirms new investment is head to the Starkey Road / Route 419 corridor.
The first retail phase totals roughly 13,000 square feet and sits adjacent to Carilion Wellness, placing it one of the region’s fastest-growing commercial corridors. The project is being developed through A. Boone Real Estate and Boxley as part of the larger mixed-used Tanglewood Crossing development.
The lack of tenant announcements has fueled plenty of speculation online. Based on the size and layout of the project, many readers have suggested everything from health-focused restaurants and upscale dining concepts to national apparel and lifestyle retailers.
For now, however, the only confirmed news is that all five spaces have been leased and that the tenants are new to the Roanoke market.

📢 Opening Spotlight: Wawa Watch (Salem)
Wawa’s first Salem location continues to make noticeable progress, with several major construction milestones now visible along W Main Street near Walmart and Velocity Care.
Recent developments include:
Exterior work advancing on the main store building
The fuel canopy now fully installed
Wawa “Now Accepting Applications” signage posted on site
The hiring signage is one of the clearest indicators yet that the project is moving closer to opening.
For decades, Sheetz has dominated the convenience store landscape across Southwest Virginia. Wawa’s expansion into the Roanoke Valley represents one of the biggest shifts in the local convenience retail market in years.
The Pennsylvania-based chain has built a local following across the Mid-Atlantic thanks to its made-to-order hoagies, coffee program, specialty beverages, and modern store format. In many communities where both brands operate, Wawa vs. Sheetz has become a surprisingly passionate debate.
The Roanoke Valley is expected to receive multiple Wawa locations over the coming years, making this much more than a single-store opening. The company appears to be making a significant long-term investment in the region.

🏡 Featured Property Listing Spotlight
This week’s featured property is 4824 Valley View Blvd NW, a 2.3-acre development site near Valley View Mall.
The parcel is currently being marketed for sale and sits in one of the Roanoke Valley’s busiest retail corridors, surrounded by national retailers, restaurants, hotels, and major traffic generators.
According to listing agent Noah Henritze, Poe & Cronk, several national users have expressed interest in the property, though no deals have been finalized at this time.
One interesting wrinkle: the property already has an approved proffered site plan in place. Any future user seeking a substantially different development concept would likely need to pursue amendments through the local approval process.
Large, undeveloped commercial parcels near Valley View Mall have become increasingly scarce. With continued investment occurring throughout the corridor, this site represents one of the more visible development opportunities currently available in the area. While there is no announced tenant, the property’s location makes it a candidate for a variety of retail, restaurant, service, or mixed commercial uses depending on market demand.

🏗️ Development Watch + Whispers
Speculation continues to circulate regarding a potential P.F. Chang’s location in the Roanoke market. While nothing has been confirmed, several readers have pointed to the recently under-contract former Jersey Lily’s property in Salem as one possible fit.
Unconfirmed reports continue to point toward a potential future Wawa location in Vinton.

Pizza Hut appears to be preparing a new Vinton location at 1934 E. Washington Ave. (Suite D1), according to a listing now showing on the company’s website. It’s currently unclear whether this represents a relocation of the existing Vinton store or an additional location.

🔦 Local Spotlight: The Scalded Dog HotDog Co.
Before Crumbl officially opens its new Roanoke-area location, the popular dessert brand is teaming up with one of the Valley’s fastest-growing food businesses for a one-day collaborating event in Bonsack.
The Scalded Dog HotDog Co. says Crumbl Blue Ridge will join them at Bonsack Lowe’s on June 13th, bringing together giant cookies and creative hotdog creations ahead of Crumbl’s anticipated opening.
But the collaboration also highlights a local success story.
Owner Nick originally launched the Scalded Dog with his son Landon, after simply wanting to create a “really good hotdog”. After their original trailer plans fell through, Nick purchased a bare-bones trailer and completed much of the build himself.
The business started at Ace Hardware on Brambleton before eventually partnering with Lowe’s in Bonsack, where it now operates regularly.
According to Nick, the Crumbl partnership came together after the local Crumbl owner became a regular customer and expressed interest in working together.
Popular menu items include The Mango Diablo, The Scalded Dog, The Carolina and The Chicago Dog.
